When a tenant intends to make a commitment to renting a property, they will be asked for a agreement fee to secure that property for a period of four working days. The fee is £100.00, returnable at the end of the lease or tenancy agreement, providing everything is approved by the letting agency and the landlord. The rent is to be paid monthly, in advance, starting on the first day the tenant moves into the property. This should be by standing order, with payments leaving the tenant's account three working days before the rent is due. The agreement fee and deposit must be paid by either building society cheque or bankers draft. Personal cheques will not be accepted. If a tenant fails to pay their rent on the chosen date, all costs that are incurred to recover the monies will be paid for by the tenant, for example, letters to the tenant at £20.00 per letter and/or any solicitors' costs. All utility bills will be the responsibility of the tenant which includes: electricity, gas, telephone, council tax, water/sewerage charges, and any other services that they bring to the property. |
It is up to the tenants to have these accounts in their names. They are also responsible for insuring their own possessions. Guarantors If a potential tenant does not fully meet the landlord's criteria, a guarantor may be requested for various reasons, for example, the tenant may be a student or may have lived abroad for a period of time. The Letting Bureau (UK) Ltd reserves the right to use a reference agent for tenants and guarantors. All parties, including guarantors, must be present to sign before the keys will be released. Deposits will be returned to the tenant within 30 days providing everything is approved by ourselves and the landlord. When a tenant signs up for the tenancy he/she must show proof of address.
