Gas regulations All gas appliances must have an annual safety check by a Corgi registered plumber and a certificate is to be lodged with The Letting Bureau (UK) Ltd. If The Letting Bureau (UK) Ltd does not receive a certificate, the property will not be let. Electrical regulations All mains wiring and electrical appliances must comply with current legislation. All electrical work carried out after 1st January 2005 must comply with Part P Electrical Safety Rules to a standard of IEE Wiring Regulations BS7671. A copy of these regulations may be obtained from our office. |
Fire Regulations All furniture in rented accommodation must have labels indicating that the items are fire resistant, at the outset of the rental period. If they are not, they must be removed from the premises. Smoke Detectors Houses built after 1991 are required to have mains connected smoke detectors. While no such legislation was in place before that year, it is highly recommended that a battery-operated detector be placed in a prominent position on each floor. |
